Terms and Conditions

My Vacation Home DTCM Unit Permit is displayed on the property listing.

This agreement is made between the Tenant and Be My Guest Holiday HomesRental LLC (hereinafter called the ‘’company’’) with Trade License #818220representing the interests of the Landlord, concerning the short-term rental of the booked property located in Dubai, UAE. 

Number of tenants: 2 per each bedroom

Check in is at 09:00 am and Check out is at 12:00 pm.

Total Booking Payment includes:

Rental Amount

Service Charge

5% VAT

Security deposit (Refundable 7 days after check-out)

Tourism Tax (10 aed per bedroom per night)

 

Terms of the Agreement: 

1. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. 

2. The Tenants shall vacate the premises at the expiration time and date of this agreement. Parties or other inappropriate activities are prohibited!

3. Smoking and pets of any kind are not allowed. Smoking is allowed only on the balcony. 

4. The Tenants shall not sublet the property. 

5. The Tenants shall have no more than allowed number of people reside and/or sleep on the premises.

6. The Tenants shall not create noise and/or disturbance likely to disturb or annoy the surrounding property owners/tenants. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10 PM. We are not responsible for any complaints from other parties caused by the disturbance. 

7. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property. 

8. The Property is listed for rental and, therefore, may be shown to potential guest during the Tenant(s) stay. Every effort will be made to schedule the viewing at a convenient time and not interrupt the Tenant’s vacation. Tenant shall allow reasonable viewings between 11AM and 6PM present or not- for the Properties that are for sale. 

9. Tenant shall not use the property for illegal purposes and activities as per the UAE law and will involve the Local Police if the Tenant(s) are found to be doing any of such activities, which will immediately cause termination of this agreement with no refund of rents or deposits. 

10. Tenant is advised that the property contains electrical appliances and will seek assistance in proper operation of the items. Landlord is not responsible for misuse of any electrical appliances in the apartment and/or damages caused. 

11. Cable TV and wireless internet are provided. No refund of rents shall be given for speed, access problem and lack of knowledge of use, or personal preferences with regard to cable TV and/or other internet services. 

12. Check-in/out outside our working hours between 9am and 6pm, Fridays and public holidays will be additional charge of AED 100. Request for late check-out is subject to availability and rent pro-rata charges will apply.

Personal belongings

1. If any of Tenants’ personal belongings are left in our property after your departure, we will try and contact you to get the details as to where to ship the lost items; all the delivery charges will have to be paid by the Tenant(s) with a service fee of 100 AED. The item(s) will only be shipped once we receive the full delivery and service fee charges. 

2. We don’t take any responsibility of Tenants’ personal belongings or any missing items during the stay. 

 

Security deposit and Refunds 

1. There shall be no refunds of rents or security deposit because of shortened stays or ruined expectations due to weather conditions, natural disasters, work and family emergencies or other commitments. 

2. The cost of any damage to the property caused by the Tenant(s) will be deducted from the security deposit; the charges are based on the quotation from a maintenance team. If the deposit is not sufficient to cover the damage(s), the Tenant(s) will be responsible for paying any additional costs required immediately to the Landlord. Deep cleaning charges will apply if the condition of the apartment is unacceptable and requires additional cleaning. 

3. Security deposit will not be refunded in case of the violation of the clause #1 and 3 Terms of the Agreement.

4. Security deposit will be refunded Seven (7) days after check-out.

5. Security deposit will not be refunded if the Tenant breaches the contract. 

 

Cancellations, No shows and Extensions 

1. Any cancellation, amendment or extensions request must be sent to us in writing by: email, fax, post and will take effect on the day we receive the request. 

Tenant(s) will be liable to pay the cancellation or amendment charges shown below: 

• 7 days or more prior to the rental day is 30% of the booking amount.

• Less than 7 days before arrival - 80% of the booking amount. 

• There will be no refunds if the client voluntarily decides to cancel the contract during his stay-FULL RENTAL AMOUNT SHALL BE DUE. 

 

*Booking amount means the total amount of the reservation, inclusive of all additional charges and commission. 

*If the invoice was not paid in full before move in the contract will be invalid.

 

2. Extension and payment for the extended stay must be communicated to the Company 10 days for monthly extension and weekly 5 days to the check-out date. Failure to provide the funds or notice on time carries a penalty of 2 x daily rate until the full payment is provided.

Tenant should agree to vacate the property if notice and funds are not provided.

DEWA and Empower Bill

1. If the DEWA bill exceeds the set limit, the Tenant will be eligible to pay the exceeding amount

Cancellation by the Company 

In case the accommodation could not be occupied because of unforeseen reasons, not attributable to the company, the company has the right to substitute the original accommodation by another with the same or superior characteristics, without any additional payment. We regret we cannot pay any expenses, costs or losses incurred by the Tenant(s) as a result of force major circumstances. 

If the company cannot provide the property, 100% refund will be provided to the Tenant. 

 

Lost keys 

Keys, building access cards and a parking transponder provided to the Tenant(s) must be handed back on the date of the check-out.

In case of a loss, the charges below will apply: 

Apartment Key 100 AED 

Access Cards 500 AED 

Parking Transponder 900 AED
